THE BEACH
Being located South of the main pier, this home offers a wonderful advantage when it comes to the beach. In addition to the point covered in the DOGS ON THE BEACH (Rental Rules) section, please consider the following:
Grand Bend's MAIN beach north of the pier is supervised by lifeguards however, the usually prevailing northwest winds make this a much rougher beach than you will find on the south side, which is protected by the piers. MAIN Beach's sand is very coarse and it gets fairly deep immediately offshore making it not the best choice for small children. While very fun and worth visiting, the main beach offers much less of a family atmosphere.
Just 2 blocks from this home you will find the town beach south of the harbour, which merges seamlessly into the private Southcott Beach (also called SUN Beach). This beach is much less crowded, quieter, usually fewer waves, and with better quality sand. The sandbars are much safer and less pronounced here. The water's edge is very gradual and shallow.
If you enjoy long walks on the beach, you may head south for miles and miles, where the sand remains hard packed and clean. If you wish, you can easily walk all the way into the Pinery Provincial Park.
No matter which Grand Bend beach you choose to visit, you will find sunsets that you will remember for a lifetime. In fact, even an average digital camera can be used to make some fantastic sunset pictures to frame as a beautiful memory.
THE HARBOUR AND LAUNCH RAMP
There is only one boat launch ramp in town and it is only two blocks from this home. Rates are approximately $15 per launch. If you plan to launch every day for a few weeks, you're encouraged to inquire about a very affordable season's pass at the launch ramp.
THE RIVER AND STAIRS ACCESS
This home is located on The Old River, which is now relatively still and is basically a nature wetland. While providing complete privacy to the rear of the home, there is no real boating as it is divided by culverts and roads. However, you may find the odd paddleboat cruising past. If you fall in for any reason, you will find it about 3-5 feet deep, although picturesque! There is a maintained walking or bicycle path along the river.
The stairs in the back yard will lead you down to the river, where you will find a small dock. It is mostly for show and is not maintained. MOST IMPORTANTLY, the stairs are very slippery when wet or even damp. You must be extremely careful on the stairs and ensure everyone in your party including your guests are aware of this danger.
LINENS TOWELS AND PILLOWS
There are 1 QUEEN and 3 DOUBLE beds. Sheets and blankets are provided or you can bring your own if you wish. There are also a few extra blankets for lounging around the living room if it gets cool at night.
Pillows are provided with a few extra for lounging around the living room.
Bring your own bath towels if you wish. However, there are numerous large and small bath towels you are welcome to use. There are no face cloths provided.

Bring your own beach towels, as they are not provided.
BEDROOM #1 (Master QUEEN)
Located upstairs, the Master Suite has two windows facing West toward the lake and another facing south providing a comfortable cross breeze if you choose. This very large bedroom boasts a lighted walk in closet and closet system including many drawers and hanging options. A complete pine bedroom suite will allow His and Her plenty of space. An ensuite bathroom is provided as described elsewhere. In addition to the main bedroom ceiling light, there are two recessed dimmable pot lights for reading or to set the mood just right.
BEDROOM #2 (DOUBLE)
Located upstairs, this bedroom faces east looking back over the river. Similar to the master suite, it also has three windows and a lighted closet with closet system. It boasts the same pine bedroom suite and lighting configuration as the master bedroom including the mood setting dimmable recessed lights.
BEDROOM #3 (DOUBLE)
Located downstairs facing east looking out to the back yard, this bedroom has an oversized waist high window, which takes away that basement feeling. There is a fair sized closet with light.
BEDROOM #4 (DOUBLE)
This smaller bedroom faces West to the front yard and is still plenty large enough for its double bed. Its closet is also fair sized with a light.
KITCHEN AMENITIES
Being a fully equipped year round home, there is little point to list all of the amenities included. You should find everything you need, including an Electric WOK and Crock Pot
The ping pong table in the great room is custom made to convert into a comfortable dining table with place settings for 10 people. Just throw over the taupe coloured cover, set your placemats and runners, set up your candles and you're ready to entertain your huge party of guests. After dinner, let the games begin.
The overhead circumferential bulkhead in the kitchen has eight recessed lights on two separate dimmable switches. There is also a central light fixture. These features provide excellent lighting in the kitchen while allowing many different lighting options throughout the evening.
Granite countertops all around, a deep tub dishwasher, and an oversized double main sink with sprayer make cleaning up easy.
The large two tier kitchen island offers plenty of additional space for food and drink preparation with a second matching sink and sprayer. There is plenty of cupboard space and lots of drawers containing all the necessities.
BATHROOM #1 (upstairs main)
This large bathroom has a 4 foot wood/granite free standing vanity with waterfall faucet. A large Whirlpool tub is provided, also with an oversized 8 inch waterfall faucet cascading a ribbon of clear water to fill the tub.
Dimmable recessed lighting above the pool creates the perfect ambience. Scented bathing oils are provided or you can bring your own.
As is the case in all three bathrooms, you will find the exhaust fans on digital timers. Just set them and forget them. In addition, all bathrooms offer ceramic tile walls and floors making them very attractive and sanitary.
BATHROOM #2 (upstairs ensuite)
Off the master bedroom, the ensuite offers a one-piece shower with interior light and smaller, but matching wood/granite free standing vanity with waterfall faucet.
BATHROOM #3 (downstairs)
This very large bathroom offers an oversized waist high window and 4 foot wood/granite free standing vanity with waterfall faucet to match the main bathroom upstairs. The centerpiece is the large 4 foot shower with built in chair and interior light for your comfort.
DECK
There is a large 21 X 12 foot raised open deck immediately off the kitchen/great room with a large sliding door. The deck is outlined with white rope lights creating the perfect evening ambience.
The BBQ is located just outside this door. Patio furniture provided consists of table and 6 chairs as well as three lounge chairs. A set of stairs leads down to the back yard and basement sliding door.
BARBEQUE
A fair sized propane barbeque is supplied. It is refurbished recently with a cast iron burner. I ensure it is always in top shape. It works very well and provides a comfortable heat to slow cook items rather than flaring up all the time. There are two tanks and if one runs out you DO NOT have to fill it back up, but can if you wish. The filling station is on the highway North of town, or tanks can be 'swapped' at the Esso Station at the entrance to Southcott Pines.
To use the barbeque, the individual burner valves must be turned on after the main valve at the tank. Always light with the lid open and please brush the grill after use. Also, we request that you shut it off at the tank after use and not just at the burner valves. A hand held BBQ lighter is supplied for your safety.
HEATING / COOLING / FIRES
The home is equipped with Central Air Conditioning, High Efficiency Furnace with Air Exchanger, and a Gas Fireplace in the upstairs great room. I hope you won't need the furnace on your summer vacation, but you may want the gas fireplace for the perfect ambience on a cool night. Of course it will be available for those lucky enough to secure the week at Christmas.
Don't be fooled if you see other people having outdoor fires. Outdoor fires are not allowed anywhere in Southcott, which includes on the beach. Our neighbourhood exists in a beautiful pine forest, so the reason for this rule will be more than obvious to you when you arrive.
ENTERTAINMENT SYSTEM
The upstairs great room is 22 feet square boasting a 46 inch wall mounted LCD flat screen television with complete 5 speaker surround sound system and DVD player. There is also an additional channel with remote volume control for the two outside speakers on the back deck. Downstairs, there is a 36 inch TV.
TV GUIDE
This home subscribes to the Private Southcott Enhanced Cable Package. I'm still not sure how it is "enhanced" because it really isn't very good. However, all the basics are there with a few movie channels as well.
TELEPHONE
Bring your cell phone as there is no land-line service in the home. However, cell reception is excellent with all three major carriers in Ontario. Also, my American friends have no trouble using their cell phones in Grand Bend. Cell reception remains excellent well offshore if you plan on doing some boating. There is a pay phone on the main street of Grand Bend.
POWER
Power in Grand Bend is very reliable in the summer months. You will find flashlights in the kitchen drawers. The main electrical panel is all breakers (no fuses) and is located in the back basement bedroom. Everything is very clearly labeled. The water (sinks, toilets etc.) will work during a power outage.
WATER SOURCE / QUALITY
The home and a huge portion of Southwestern Ontario receives its water from the Grand Bend Municipal Water Treatment Plant, which is just down the road. Therefore, the water quality and pressure are always excellent.
LAUNDRY FACILITIES
A full sized clothes washer and dryer are provided. There is no clothes line, as hanging clothes outside to dry is not permitted in Southcott.
WASTE WATER / SEPTIC
This home operates with a septic system, which is very sensitive. The basic rule is not to put anything down the toilet other than natural organic waste and toilet paper. I don't want to get into the ugly specifics of exactly what can go down the drain so if you don't think little bugs will enjoy it - don't flush it. This especially includes drain cleaners, bleach and other harsh chemicals.
GARAGE
My personal belongings are kept in the garage so access is not permitted. I may at times be accessing my things, but will not disturb you.
